PASTURELAND AND FOR LEASE

FIRST STATE BANK & TRUST, as Trustee, PO Box 1827, Williston, ND 58802, offers to lease the following Pastureland located in Williams County, North Dakota:

Township 153 North, Range 103 West

Section 27: NW4, S2SW4, NW4SW4

Section 28: ALL

Section 33: ALL

Section 34: N2SW4, SW4SW4

The above land is available for lease, containing approximately 1,900 acres. The Lease Term will be for three (3) years, commencing May 1, 2025, ending on December 31, 2027. The lease is for cash rent to be paid by the tenant on an annual basis with the time for the payment to be negotiated with the successful bidder.

Additional lands located in the SW of Section 27, Township 153, Range 103, and the WSW of Section 26, Township 153, Range 103, containing approximately 270 acres, may be available yearly for pastureland dependent on spring water retention and water availability.

Occupation of pasture permitted from May 1st to October 20th of each year, with no more than 60 pairs; dependent on availably of forage.

The tenant shall operate the premises in accordance with practices of good husbandry and shall use good ranching methods and shall not overgraze or engage in or permit any practice which shall result in erosion of topsoil or otherwise adversely affect the premises or fertility of the soil.

Tenant shall permit the owner or its agents to enter the farm at any reasonable time for inspection of the premises.

Tenant shall not be allowed to assign or sub-lease any portion of the premises without prior written consent of the owner.

The owner agrees to pay all real estate taxes levied and assessed against the premises before the same becomes delinquent.

OWNER RESERVES THE RIGHT TO REJECT ANY AND ALL BIDS, TO WAIVE IRREGULARITIES IN THE BIDS AND MODIFY THE MANNER OF LEASING.

This offer to lease shall be made upon sealed bids and shall be delivered to the Trust Department or First State Bank & Trust and marked to the attention of Amy Wells. SVP/TO no later than 12:00 p.m. March 28, 2025. Bidders need not be present at the time of bid opening. The Trust Department will inform the successful bidder within two (2) business days of the bid opening.
